New Construction Wolves in Sheeps Clothing Colorado Springs

There is nothing more exciting than buying a brand new home anywhere around Colorado Springs, Monument, Woodland Park, Fountain and Pueblo.  You don't have to worry about things breaking down for quite a few years, there are no 'dramatic' paint colors that make you wonder...what were they thinking? And you know the whole entire home is under warranty.  Many times you can even pick your colors, type appliances and customize the home to your style.  However, there are a few land mines you need to watch out for when buying a new home in Colorado Springs, Monument, Woodland Park, Fountain and Pueblo.  Recently a large builder went bankrupt and left their new buyers of homes with unpaid bills and liens on their homes for electrical and ducting work.  A good agent (like the entire team of agents at Parker St. Claire Realty) working for you...not the builder...would have made sure you had the right type of title insurance to not be stuck paying twice for the same part to your home.  It is so fun to just drop in model homes to see what they have.  You may never guess from their friendly behavior that the on-site sales people are working for the builder.  What is worse is they may or may not have a real estate license.  I have had some of those types of sales people just blabber with non-sense when I ask them a question that only a licensed broker would know. Furthermore, their contracts are written to protect the builder only and not you, the buyer.  A good agent (like the entire team at Parker St. Claire Realty) will make sure they go with you when you visit new homes to protect you from those scary sales people.  And, sometimes, the builder's sales staff can talk you in to buying when you may not have considered all of your options.  I like to tell my clients that new construction sales people can talk a dog off a meat wagon.  And they will keep talking.... until they get you to commit to one of their homes.  Don't get me wrong, I love selling new homes to my clients.  I just want to make sure I am there for them during the entire process to protect them from the wolves and land mines that may arise as well as be a 'witness' and support to the process so that if they do decide to buy a new home they are happy and protected from issues that could come up.
